MAIN PURPOSE OF POST:

We are seeking a highly skilled and experienced Estates Senior Engineer to oversee the operational requirements of our building portfolio.
The successful candidate will be responsible for ensuring the effective management and maintenance of all properties within the portfolio, optimising functionality, safety, and cost efficiency.
As an Estates Senior Engineer, you will play a crucial role in developing and implementing strategic plans to enhance the overall performance and value of our property assets.

KEY TASKS & PRINCIPAL ACCOUNTABILITIES:
The principal role is to maintain the building estates portfolio of LLAOL. This can require the candidate to fulfil such duties as;

  • Portfolio Management:
    • Manage a diverse portfolio of properties, ensuring optimal operational efficiency and compliance with regulatory standards.
    • Develop and implement strategic plans to enhance the value and performance of the estate.
  • Facility Maintenance:
    • Oversee routine maintenance activities, repairs, and renovations to ensure the properties are well-maintained and comply with health and safety regulations.
    • Collaborate with external contractors to coordinate maintenance and repair projects.
  • Operational Efficiency:
    • Implement and maintain efficient operational procedures for day-to-day activities within the buildings.
  • Compliance and Risk Management:
    • Ensure that all properties comply with relevant building regs, safety regulations, and environmental standards.
    • Develop and implement risk management strategies to mitigate potential issues.
  • Budget Management:
    • Prepare and manage annual budgets for the building portfolio, ensuring effective cost control and resource allocation.
    • Monitor financial performance and report on variances.
    • To advise on financial estimates and consequences for all work, evaluate costs and materials to ensure budgetary balance and control of stock levels as previously agreed.
  • Tenant and Stakeholder Relations:
    • Build and maintain positive relationships with tenants, addressing their needs and concerns promptly.
    • Act as the focal point within TSD for all LLAO Commercial and Estates driven projects. This includes the issuance of all retail related Work Permits on behalf of TSD.
    • Collaborate with internal and external stakeholders, including property owners, to align operational goals with broader organisational objectives.
  • Technology Integration:
    • Identify and implement technology solutions to enhance operational efficiency and building performance.
    • Stay abreast of industry trends and emerging technologies relevant to estate management.
  • Duty of care to proactively manage the health, safety, and wellbeing of direct reports, in line with the relevant policies and procedures, and implement support accordingly.
KNOWLEDGE, SKILLS & EXPERIENCE:
The ideal candidate is expected to hold and have some experience and knowledge in the following:
  • Proven experience as an Estates management or in a similar role, demonstrating successful portfolio management.
  • Strong understanding of building regs, safety regulations, and environmental standards.
  • Excellent financial acumen with experience in budget preparation and management.
  • Effective communication and interpersonal skills.
  • Proficiency in property management software and relevant technology tools.
  • An engineering-based qualification or experience in maintenance (desirable)
  • Familiar with working in a dynamic environment as part of a support services team
  • Fully conversant with Employer’s obligations under health and safety law, relative to the duties of the role
  • Health and Safety qualification – NEBOSH General / Construction preferred (desirable)
  • Contract management

You will be required to pass a range of referencing and vetting checks, including a Criminal Record Check and for certain roles a Counter Terrorism Check. You must also have lived in the UK for at least 3 years with a 5-year work history, unless in education.
